Non Conforming New Construction Loans

After a long conversation with Real Estate and Lending executive in the Banking industry, I learned that the banks have loosened their regulations a little for non-conforming new construction loans.  When you build a Log Home, unless you are a cash buyer, you have to obtain a non-conforming new construction loan.  The reason is because every Log Home Company requires payment in full for the Log Home "KIT" upon delivery.  This means that there is an extra draw scheduled into the loan.

Stability and Efficiency of Log Homes

Over the last 30 years research has found that Log Homes are structurally sound when faced by natural disasters. The USDA has a Forest Service, Forest Products Laboratory located in Madison, Wis. This entity serves the public as the nation's leading wood research institute. Some areas of concentration is the comparative decay resistance of heartwood of our native species. As printed by the USDA Forestry division, the top 3 species of wood that fall into the category of Resistant to Very Resistant are:

1. Bald Cypress (Old Growth)
2. Catalpa
3. Cedars
Another interesting fact is that the southern and eastern pines and bald cypress are now largely second-growth with a large proportion of sapwood. Consequently, it is no longer practicable to obtain substantial quantities of heartwood lumber in these species for general building purposes.

Local Building codes

An important factor in choosing who you use as your Log Home Manufacturer is where they are located. If you live in Western Pennsylvania and buy a Log Home Kit from a company located in Tennessee, how will they know your local building codes. What if they provide a roof system that doesn't comply with your local code? Cedar Vs. Pine

An interesting fact: It is national building code that you are not allowed to build a deck on the outside of your home out of Pine that is not pressure treated. Why would you build an entire home out of a wood that isn't even allowed for a deck. You certainly wouldn't build a home out of pressure treated wood! You are, however, allowed by national code to build a deck on the outside of your home out of CEDAR that is not pressure treated.
